Jumeirah Park: original vs. renovated villas
In short. In Jumeirah Park, «fully renovated» means taking a 10-to-13-year-old villa back to shell and core. It takes 8 to 10 months and costs on average AED 1.5 to 3 million, depending on extensions.1,2,3,4 In District 2, a fully upgraded 5-bedroom villa sold for AED 19.2 million in August 2026, while standard 5-bedrooms sell for around AED 12 to 12.5 million on average.5 The main risk is a badly renovated villa: you pay the premium and then pay again to fix it.6
What «renovated» means here
| Level | What it usually includes | What buyers pay for | Source |
|---|---|---|---|
| Full | The villa is stripped back to shell and core and every finish is redone; the BUA is often extended. The original villas are now 10 to 13 years old. | A modern villa without the age of the originals. | 1,2 |
| Extended (BUA added) | In one case, a large 3-bedroom was stripped back to shell and core, reconfigured as a 4-bedroom plus study and extended into the loggia. | An extra bedroom and more BUA. | 7 |
The price gap, in real cases
| Case | Layout | Plot / BUA (sq ft) | Condition | Price (AED) | When | Source |
|---|---|---|---|---|---|---|
| A | 5-bedroom | not given | standard (original) | about 12–12.5M on average | Oct 2026 | 5 |
| B | 5-bedroom, District 2 | not given | fully upgraded | 19.2M (sold) | Aug 2026 | 5 |
Claire’s estimate for a really well-renovated 4-bedroom villa: AED 14–16 million, and more with a better location or plot.8
What renovating costs, and how long it takes
| Scope | Cost (AED) | Time | Approvals | Source |
|---|---|---|---|---|
| Full renovation (shell and core) | 1.5–3M on average, depending on extensions | 8–10 months | not given | 3,4 |
What goes wrong
- A badly renovated villa costs twice. You pay the premium for an upgraded villa and then spend more to fix the work. Buyers of original villas at least expect to renovate.6
