Prices you can check
A price range for each home type, built from deals registered with the Dubai Land Department, with the comparables listed. Ready and off-plan are kept apart; for villas we show plot and built-up area, not a single price per square foot.
Forecasts with a track record
A 12-month outlook with an honest interval, always compared with a simple median. Past forecasts are published next to what actually happened. When the sample is too small, we say so and abstain.
Off-plan X-ray
Title, escrow, developer record, payment plan against a fixed deposit, and the full cost of buying. Anything we cannot verify is marked To be confirmed.
Guides by verified brokers
The brokers who sell a community every week explain it: original or renovated villas, plot versus built-up area, noise, upkeep and running costs. Each guide is signed with the broker's registration number. Where brokers disagree, we show it.
How we keep it honest
- Official records first. Prices and rents come from Dubai Land Department open data, not from asking prices on listing portals.
- We abstain when the sample is small. No range, no forecast, and we say why.
- We publish our misses. Every forecast is checked against the outcome and against a simple median.
